Structural restoration and new usage of a listed section of the building,
Munich
Jun 2015 – May 2018
Previously the office was an old pub. It was smoky and patinated for decades, because of the billowing smoke and the sweating guests. Then, the owner decided to repurpose the building section for his own administration. As a consequence, thereof a structural restoration with every restrictions a venerable building from 1910 can bring along, happened. By standards of preservation of historical monuments, new windows, fire prevention restrictions for the basement ceilings and static strengthening, which offset the rust damage of the steal beams, were redeemed. Building with inventory is full of pleasant surprises: The house is based on detached supports. But it also contains unpleasant ones. Contaminated floors, which have to be disposed. The outcome of the new usage are completely new spatial structures, bright, light-flooded offices, which are equipped with herringbone parquet from oak, high-tech domestic engineering and modern glass partitions, which separate the head offices acoustically discreet, but still admit transparency. Slanted edges of joists were respected to leave the old structure readable. The old staircase survived and still tells the story of the beer drivers, who dragged beer barrels to the basement. Today, nobody is sweating anymore and from the outside nothing is reminiscent of the bad seventies. Fortunately there are still craftsmen, who master historical renderings !
